How Do I Know if M1 Inner Circle is for Me?
M1 Inner Circle is for you if…
You need to raise anywhere from $1M to $100M+ for your project, fund, or portfolio — and you’re building the system to get there.
You’re an operator, fund manager, or business owner with real skin in the game — not a beginner looking for a starter kit.
You’ve already done deals, raised capital, or run a real business — and you’re ready to install a system that scales beyond your personal network.
- You see capital raising as a relationship business and a repeatable system — not a one-off transaction.
- You want to stop being the bottleneck — and build the team, process, and infrastructure that lets capital raising run without you in every conversation.
- You’re ready to execute. You don’t need more theory, more motivation, or another course — you need implementation.
- You want to play a bigger game. Bigger deals, bigger checks, better investors — and you’re willing to do what it takes to operate at that level.
M1 Inner Circle is NOT for you if…
- You’re just looking to raise $200K to $400K for a one-off deal and see capital raising as a transactional activity.
- You’re looking for someone to raise the capital for you. We install the system. You do the reps.
- You don’t have a real business, a real deal, or real experience yet. Go build something worth capitalizing first — then come back.
- You want hacks, shortcuts, or “one weird trick” tactics. We build systems that compound. If you’re hunting for a silver bullet, you’ll be disappointed.
- You’re a content consumer, not an operator. You’ll watch the trainings, nod along, and never pick up the phone.
- You’re not coachable. You’ve tried everything, nothing works, and it’s always someone else’s fault. This won’t work either.
FAQ's
Because we’re owner-operators running a real business — at a level most programs only talk about.
M1 Real Capital is a live deal execution business. Our founder, Marcin Drozdz, has been in this industry for 20 years, raised multiple nine figures in private capital, and he and his team have closed over $3 billion in transactions. Operators come to us because they want to level up to where we operate — and install the same system we use to get there.
We’ve also worked with more than 1,000 operators, fund managers, and capital raisers to help them do exactly that.
Yes. And we’ve made it easy to self-qualify.
This isn’t a how-to-get-started-in-real-estate program. You need to already be in the game.
- You’re a fit if you meet at least one of these:
- You’ve done $1M+ in real estate transactions, or
- You’ve raised at least $500K in private capital, or
- You’re running a business doing $500K+ in annual revenue, or
- You’ve completed a few real estate transactions and you’re ready to scale, or
- You’ve worked at a company in acquisitions, capital raising, investor relations, or deal execution — and you’re now building your own thing
Our clients sit across the full operator spectrum.
On one end, emerging operators raising their first $1M — they’ve got the experience, the deal, and the drive, but haven’t cracked the capital raising system yet. On the other end, established firms running $100M to $1B+ in assets under administration — teams with real infrastructure who want to tighten their process, scale their raise, or move upmarket.
In between: fund managers launching their first fund, operators transitioning from one-off deals to fund models, family office-adjacent allocators, former W-2 capital raisers going independent, and multi-asset-class operators diversifying their investor base.
What they have in common: serious operators, raising from high-net-worth individuals, family offices, and accredited investors, building something real.
All of them — if there’s private capital flowing into the asset class.
On the real estate side: multifamily, commercial, industrial, self-storage, land development, private lending, hospitality, medical office, mobile home parks, and development projects.
Outside real estate: private equity, venture, operating companies, search funds, specialty finance, and any business raising from accredited investors, HNW individuals, or family offices.
The asset class changes. The capital raising system doesn’t. Positioning, pipeline, conversion, and scale apply the same way whether you’re raising for a 300-unit multifamily deal, a private credit fund, or an operating company acquisition.
Where this isn’t a fit: if you’re looking to raise $200K for a one-off fix and flip and you see capital raising as a transaction — a single check, a single deal, and back to craigslist — this isn’t the program for you. We build capital raising as a relationship business and a repeatable system. Operators who treat every raise as a standalone hustle don’t belong in this room. They won’t get the value, and they won’t fit the culture.
No. And here’s something every operator needs to hear:
If anyone tells you they’ll raise capital for you, make sure they’re a licensed broker-dealer. Expect 5% to 10% commission on what they raise, plus a piece of the backend. That’s the real cost of outsourced capital raising when it’s done legally.
If someone offers to do it for a small upfront fee or “next to nothing” — be skeptical. If they’re not a broker-dealer? Run. You’re exposing yourself, your deal, and your investors to serious regulatory risk.
We don’t raise for you. We install the system inside your business so you can raise for yourself — cleanly, compliantly, and at scale.
Because very few people have actually taken their personality and their personal network out of the equation and turned capital raising into a repeatable, scalable system.
Most programs are run by someone who raised money once, in one market, off the strength of their own relationships — and then packaged that story into a course. The moment you try to apply it outside their exact circumstances, it breaks.
Our founders have built and run this system across eight different funds, with multiple partners, in multiple industries and sectors. That’s the proof it’s not personality-dependent. It’s a system — and it travels.
We’re also running it live today, with our own money and our investors’ money on the line. When the market shifts, the system adapts because it has to. That’s the difference between a training company and an operating company that installs its system inside yours.
Yes. A meaningful portion of our members are either launching their first fund or graduating from one-off deals into a fund model.
We work with you on PPM strategy, fund structure, LP class design, investor onboarding, compliance awareness, and the positioning that makes a fund actually raiseable. We don’t replace your securities attorney — but we make sure you walk into those conversations knowing exactly what you’re building.
Good instinct — and a question most programs avoid.
The system we install is built around compliant capital raising practices. We’re clear about the line between marketing and solicitation, 506(b) vs 506(c) implications, what you can and can’t say publicly, and when to involve your securities counsel.
We’re not your lawyer. We’re the operators who’ve raised capital compliantly for 20 years. Your attorney handles the paperwork.
We handle the system.
It works better.
When rates rise and capital tightens, operators without a system go quiet. They stop raising, wait for the market to turn, and lose a year of momentum. Operators with a system keep raising — because they know where the capital is, how to position the deal, and how to convert the conversation.
Tight markets separate professionals from amateurs. That’s exactly the room we’re building.
Plan on 3–5 hours a week minimum to get real traction — live sessions, implementation work, and the reps that move the needle.
The operators who treat this as a side project get side project results. The ones who treat capital raising as a core function of their business get outsized returns.
Yes — and we encourage it.
Capital raising decisions rarely happen in isolation. If you have a business partner, a co-founder, or a spouse who’s part of how you make big calls, bring them in. Many of our strongest members joined with a partner and moved faster because of it.
We’ll make sure everyone gets the information they need to make the decision together.
More than a weekend course or a $5,000 mastermind. Less than what most operators lose on a single bad investor conversation.
The exact number depends on what you’re building. We’ll walk you through it on the application call.
If the investment feels like a stretch, you’re probably not ready. The operators who thrive here treat it as a business decision, not a purchase. One meaningful investor relationship pays for it many times over — and that’s the floor, not the ceiling.
Apply. We’ll have a real conversation, look at your business, and tell you straight up whether this is the right room. We turn people away every week. The worst outcome for both of us is you joining when you shouldn’t have.
Raising capital through OPM investing often involves more flexible terms, less stringent approval processes, and the ability to maintain better control over your projects compared to traditional financing, making OPM funding a strategic choice.
